Laws/ Policies Related To House/Building Constructions In Uttarakhand

The bylaws outline the rules and requirements for constructing houses/ buildings within their jurisdiction. They cover aspects such as setback distances, floor area ratios, building heights, parking provisions, and other zoning requirements. These are the building construction bye laws and Reguations in Uttarakhand:

(1) Section 5 of uttar pradesh (construction work regularisation) act 1958.

(2) Section 57 of Uttarakhand Town and Country Planning and Development Act 1973.

(3) Section 50 of uttar pradesh special area Development Authority Act, 1986.

Rules for House Building Construction in Uttarakhand

Building: From the plinth level of the relevant block, the height of the building should be estimated. Architectural features for decorative purposes are not to be taken into consideration when determining the height of the building. When parking and emergency services are provided on stilt floors on the ground floor, such floors are not counted toward the building height.

Basement: The term basement refers to a construction having at least 50 percent of its height below the lowest ground level of the site. The authority, as described in N. B. C. (2005), may decide according to the particular shape of the site. Parking, storage, and utilities should be found in the basement.

Height of Building: In hilly areas, the maximum height of the building is 12.0 meters ground floor plus three floors. 9.0 meters ground floor plus two floors; 24.0 meters ground floor plus seven floors; and 30.0 meters ground floor plus maximum of nine floors.

Building Multi Storey High Rise: Ground level plus more than three floors or a building taller than 12.0 meters Buildings that are taller than 12.0 meters must fall into this category.

Balcony: A horizontal projection, cantilevered or otherwise, including a parapet, handrail, lead rail, or balustrade to serve as a passage or sit-out. Balcony should not be built around the lift until the lift shall not be around non fibarable materials.

Housing LIG: Building Group built a home for a lower-middle-class family. The plinth should be 36 to 45 square meters. The LIG plot's area must be between 40 and 60 square meters, and its minimum width is 3.6 meters.

Housing LMIG: Constructing houses for groups with lower middle incomes. The plinth should be 46–55 square meters. The LMIG plot must have a surface area of 61 to 75 square meters and a minimum width of 4.5 meters.

Rooms For Dwell: A building's rooms must have of 9.3 square meters of space and a minimum of 2.4 meters of width. A minimum length of 2.45 meters from the ground's surface is required for air conditioning ducts or false ceilings in air-conditioned rooms, downn to their lowest point.
